A home loan charges checklist helps you see the full cost of a loan, not just the interest rate. Fees such as processing, legal, valuation, prepayment, switch and insurance can add up. Ask your lender for each one in writing before you sign.
This guide lists the common charges, what to ask and how to compare offers. It does not name any lender and it does not state any BillCut rate or fee.
Why does a home loan charges checklist matter?
Two loans with the same interest rate can cost different amounts. The difference often sits in one time fees and in charges that apply later. Lenders regulated by the Reserve Bank of India are expected to share key loan terms in a Key Fact Statement before you accept. Read it fully and keep a copy.
Recent news on home loan rates and rules has made many borrowers look again at their loans. Rates can change, but fees and rules in your agreement are what you can check today.
What charges should be on your checklist?
1. Processing fee
- Ask if it is a flat amount or a share of the loan.
- Ask if GST is added.
- Ask if any part is refunded if the loan is not sanctioned.
- Ask when it is paid, at application or at sanction.
Illustrative example: a fee of 0.5% on a Rs 50,00,000 loan would be Rs 25,000 before tax. This is a made up figure for explanation only. See how to avoid overpaying on processing fees.
2. Legal and technical valuation fees
- Lenders usually have the property documents checked by a lawyer.
- They also have the property valued by an approved valuer.
- Ask who pays and whether the fee is charged even if the loan does not go ahead.
3. Stamp duty, registration and other third party costs
These are not lender income, but they raise your total outlay. Confirm them with the registration office and your lender.
4. Prepayment and foreclosure charges
- Check your loan agreement for the rule on part payment and full closure.
- RBI rules generally restrict prepayment charges on floating rate loans taken by individuals, but check how they apply to your loan type and date.
- Ask about any minimum amount or notice period for part payments.
Our guides on early loan prepayment and avoiding foreclosure penalties explain this further.
5. Conversion, switch and balance transfer fees
- Ask what it costs to move to a new rate within the same lender.
- Ask what the new lender charges if you shift the loan to it.
- Ask if the old lender charges any closure fee.
Read home loan balance transfer benefits before you decide to switch.
6. Insurance
- Ask if insurance is part of the loan or optional.
- Ask if the premium is paid once or yearly, and whether it is added to the loan.
- Compare the cover with other policies. The Insurance Regulatory and Development Authority of India regulates insurers in India.
See whether home loan insurance is an add on you need.
7. Other charges
- Late payment charges and EMI bounce charges.
- Charges for document copies, statements or change of repayment mode.
- Fees for changing the EMI date or tenure.
How do you use this checklist?
- Ask each lender for its Key Fact Statement and a list of all charges.
- Put the charges side by side in a simple sheet.
- Add the one time fees to the first year cost.
- Note which fees can apply later, such as switch or part payment charges.
- Check each point against the final loan agreement before you sign.
Compare the full cost, not only the rate. A slightly lower rate with high fees can cost more over a short holding period.
What about tax benefits?
Home loan interest and principal may qualify for tax deductions under the Income Tax Act, subject to limits and conditions. Rules can change, so check the Income Tax portal or speak to a tax adviser. Some fees may be treated differently from interest, so ask.
What if a lender charges something unclear?
Ask for the clause in your agreement that allows it. If you cannot resolve a complaint with the lender, you can raise it through the National Consumer Helpline or through the complaint route described by the RBI. Keep emails, receipts and statements.

Frequently asked questions
What is a home loan charges checklist?
It is a list of every fee tied to a home loan, such as processing, legal, valuation, prepayment, switch and insurance, so you can compare the full cost of offers.
Is the processing fee refundable?
It depends on the lender and your agreement. Ask in writing whether any part is refunded if the loan is not sanctioned or you withdraw.
Who pays the legal and valuation fees?
Usually the borrower, but practice differs. Ask your lender who pays, and whether the fee applies even if the loan is not disbursed.
Are there prepayment charges on a home loan?
It depends on the loan type and your agreement. RBI rules generally restrict such charges on floating rate loans to individuals, so check how they apply to you.
Does switching my home loan cost money?
It can. There may be a fee to change the rate with the same lender, or processing and legal fees at a new lender. Ask for all costs before you move.
Is home loan insurance compulsory?
Lenders may offer it, but you should ask if it is optional, how the premium is charged and whether other cover can meet the need.
Can BillCut tell me my home loan charges?
No. Charges are set by your lender and written in your loan agreement. BillCut does not state fees for any lender, and approval and terms depend on the partner lender.
